Selling Residential Real Estate
Our services are a flat fee and we collect our fee at the time of your closing. We review and if necessary negotiate and modify the terms of the real estate contract, obtain the title insurance commitment and survey, prepare the deed and other closing documents and provide representation through the closing of the transaction. We are registered title agents for ATA National Title, Burnet Title, Chicago Title, First American Title, Fidelity National Title, Stewart Title, and Baird and Warner Title, so there is always a title office nearby for your ultimate convenience. Additionally, no need for our seller clients to attend a closing. We will work with you to pre-sign a few required documents including a Power of Attorney, prepare and sign all other required seller documents, schedule the closing, close the deal for you, and ensure your proceeds from the sale arrive safely and securely.
For our Residential Real Estate Buyers
Again, our services are a flat fee and that is collected at closing. Our flat fee includes everything to get the deal closed. We review, modify and negotiate the terms of the purchase agreement (contract), negotiate issues raised by the property inspection, review the title insurance commitment and closing documents and provide complete representation through the closing of the transaction. Speaking of the closing, we will be there with you walking you through each and every document that you sign, ensuring that you are fully informed, and the closing is handled properly.
For our Commercial Real Estate Clients
We offer a very competitive hourly rate to handle your transaction. Commercial transactions have more unknown circumstances that come up throughout the deal as such there is no flat fee rate that applies. Regardless if it is a buy or sell, we review contracts perform due diligence, get the parties to the closing table and complete the transaction.
We accomplish these goals using common Real Estate tools such as:

Living Trust
This is your "legal box". It holds your assets and contains instructions regarding the management and distribution of your assets upon your disability or upon your death.

Certification of Trust

Assignment of Personal Property

Pour Over Will
This is a will that pours over assets into your trust that have not been titled in the name of your trust during your lifetime (a "catch all" for loose ends). It also revokes any old wills you may have executed in the past and designates your wishes for a final resting place.

Power of Attorney for Property
This document appoints the individuals you choose to handle your non-trust assets and financial affairs on your behalf, should you become unable to do so yourself.

Living Will
This is the "right to die" document. It states that if you are terminally ill, your health care agent may terminate artificial life support or death delaying procedures.

HIPPA Release and Authorization
HIPAA release document allows healthcare providers to release health information and/or medical records to your health care representative.

Asset Transfers
